Foundations for fantastic fast-food

Property Management company Workman LLP had sought out a disused building that needed some structural and building footprint amendments to prepare for new tenants, Tim Hortons.

Following Frankie and Benny’s entering administration, Building Consultancy and Property Management Firm Workman LLP were appointed to select a main contractor to undertake re-modelling works to the building to enable a new letting to Tim Hortons.

Due to collaborative working with the client, the design team and the tenant, the scheme was concluded with a smooth handover, allowing the tenant fit out contractor to commence on time. Following the tenants fit out Tim Hortons has successfully opened, bringing a slice of Canada to Selby.

Action

I&G were appointed to complete shell and core works on the building, external works and a drive thru to suit the needs of the client and for those who need a quick donut-fix!

Works included:

  • Demolition of exsiting kitchen and removal of security hut, unexpected asbestos and totem pole sinage
  • Newbuild and alterations from steelworks and foundations to soft landscaping and a brand-new drive thru
  • Amendments to existing internal drainage and adding new internal draining pop ups

The team also added new cladding around the entire perimeter, installed new windows and doors and added new external groundworks.

The project presented many construction and procurement challenges which required close collaboration with the full project team. The final result looks fantastic and is a great improvement to Three Lakes Retail Park.
